This is my Mothers house she bought in 2002, she's selling it because they are building a big brand new house up North. Any questions about the house, just ask!

So its assessed at $130,000... and she wants $162,000?

A 40 year old house with a small lot and only 1800 sq ft with 2 bedrooms in that condition is not worth her asking price.

The property was assessed when purchased. Properties are reassessed every time they are sold. The house assessment is from 2002 when the home was bought by my Mother, so that's why it's at $130,000, and yes, she wants $162,000 because that was the value set by a certified independent third party appraiser. It's close to a half acre and is one of the biggest, if not the biggest lot in that neighborhood. It is technically 3 bedrooms, but can not be legally listed as 3 bedrooms due to one of the bedrooms being in the basement. You must have an egress window is the basement in order to have the room listed as a bedroom. What do you mean by "in that condition"? Everything in and on the house in either new or updated! It IS worth her asking price!

Please do some more research before sounding stupid again... Thanks

Nope, would love to sell the house, I was just simply explaining to you how things work seeing that you incorrectly came off as attempting to know more than the professionals without the proper attained knowledge or asking simple intelligent questions.

Seen houses in marshfield that were valued at 190k even a few years ago go for $140k now. More supply than demand. Great for buyers.

Yeah, it's a buyers market, but what sucks about that, is a lot of the buyers in that market are also sellers at the same time... Win/Lose...

Quite frankly, I'm glad she listed her house high. It makes it much easier to sell my houses in the area if others around mine are overpriced.

I really don't know who appraised it, but I will find out and let you know! I know that the realty company that it's listed with gave her a price as well as the realty company that she bought it from 8 years ago, and they were both around the same price as the appraiser...

the asking price seems about right to me. having just bought a house and looked for quite a while... I know you do a lot of house stuff as well matt, but with the home research i did, the asking price seems fair. everybody asks a little over what they really expect to get.

i did, however, have an offer OVER my asking price when i sold my house! but i settled on a $1000 less than asking from the other offer. can't complain about that. after only those 2 showings as well. makes me think i should have been a few G's higher! ha
